The closing that took 2 days to get done.
The day started out sunny and happy but ended stormy and disappointed. My client is a first time home buyer and she was excited to buy a home for her family. This was a long drawn out process for my buyers and for the sellers. The delays with the loan commitment were extensive. I have not experienced so many request form duplicate information from loan processors and underwriters. It seemed that they must have had 3 or 4 copies of every document my client sent to them. We told to expect to close during the 3rd week in June. The closing was finally scheduled for 1:30pm on July 30th, so we scheduled the final walk through at 10:30am.
The walk through went very well. In addition to the items we asked to be repaired, the seller did even more. He moved the washer and dryer from the first floor to the basement, he replace dirty sheet rock in the garage, left a snow blower that was only 1 year old and a newer Jacuzzi on the deck! More than satisfied with the condition of the home we went to the attorney's office to complete the final step of purchasing the home.
After all of the delays, the bank didn't include a credit that they had agreed to. It took 2 ½ hours to get the bank to agree to fix the mistake. Of course it was too late in the day for them to make the corrections and send the closing packet in time to close that day. With much disappointment my client returned home waiting anxiously for a call the next morning to say that the numbers were correct and she could finally purchase the home. At 10am the call came from the attorney's office. Unfortunately the numbers were wrong again! After many telephone calls to the loan officer and the bank manager, we realized this was as close as we would get if my client wanted to close on July 31st. The number was within $500 of what she expected so she decided to sign the papers.
It was a challenge keeping my client looking forward with a positive outlook. She hung in and got a lovely home!
Today she is happily moving in to her new home (finally).
